Which is better - sell my house via contract for deed or rent my house? - house rent contract

Which is better, as the owner of the property - I want my house to contract work to sell it or rent? I'm on my mortgage and now can not afford to sell my house to conventional (I have no money to the bank to pay the difference between what I do and what) would sell the house. Should I rent until you are on the loan or sell them on a contract's face? What are the advantages and disadvantages of each? Thank you!
